Local Authority Renovation Grants and RTM

In 2007 the 33 Kenilworth Road Right To Manage Company Limited established the right of RTM Companies to be given renovation grants for common parts and for leaseholders to apply in their own right for renovation of their flats.

The company chose Standen Associates, Chartered Building Surveyors to organise the work and to submit fixed price estimates.

Standen Associates have a long rack record of working with landlords.

The cost of the work was agreed with Hastings Borough Council Housing Department.

The winning estimate for the renovation of the ground floor flat was for £18,000 of which the Council would pay 50% or £9,000.00p with the proviso that the flat must be made available to council tenants for ten years and the £9,000.00p would be repayable to the council in the event of the flat being sold.

The RTM company decided not to accept Standen’s fixed estimate and chose to have the work required completed by small local firms. The final cost of the work came to less than £4,500.00p.
